Why people call us back
Dumpster rental that fits the job, not the other way round
Most people call us in the middle of something stressful — a garage that finally has to be dealt with, a remodel that starts Monday, storm debris piling up after a hard Michigan freeze, a parent's house that needs clearing. The last thing you need is a pricing puzzle or a container that turns up two days late.
So we keep it simple. You tell us roughly what you're getting rid of and where it needs to sit. We size it right, quote a flat rate that covers everything, and tell you exactly when our own truck will be there. Then we show up.
Our yard sits at 3301 S Dort Hwy in Flint — on Dort Highway, itself named for Josiah Dallas Dort, the Flint carriage-and-automobile pioneer whose company helped launch General Motors just down the road. From here we run across all of Genesee County, from Burton and Flint Township out to the City of Swartz Creek, City of Davison and Flushing. Our drivers know which older streets in neighborhoods like Carriage Town need a careful approach, which new subdivisions out toward Grand Blanc Township and Davison Township are still settling on fresh concrete, and how a Michigan freeze-thaw cycle changes a delivery from one month to the next.
- Right-sized advice. We'd rather put you in a 15 than have you pay for air in a 30.
- Honest weight allowances. Stated in tons on the quote, not buried in terms.
- Flexible rental periods. Standard is seven days; keep it longer if the job runs on.
- Proper disposal. Sorted and diverted where possible, Michigan EGLE rules respected on every load.

Need a dumpster in Flint today?
Tell us what you're clearing out and we'll get you the right size, a flat rate, and one of our own trucks on your driveway fast. No forms, no waiting on a quote email — just call.
The process
How it works
Four steps, one phone call, no online forms to fight with.
- 1
Call and describe the job
Tell us what you're clearing and where it will sit. We ask a few questions about weight and access, then quote the right container and a flat rate on the spot at (810) 275-1545.
- 2
We deliver fast
Call before noon and we can usually deliver the same day; otherwise it's on the ground the next morning. Our own driver lays boards under the rails and sets it exactly where you want it — you don't even need to be home, just keep the spot clear.
- 3
Fill it at your own pace
Standard rental is seven days, and it's easy to extend. Load heavy material flat on the floor, keep everything level with the top rail, and keep banned items out.
- 4
One call and it's gone
Ring us when you're done and we'll send a driver out. We collect, weigh, sort what can be diverted and dispose of the rest properly ourselves. No chasing, no paperwork.
Reviews
What our neighbors say
A sample of the feedback we've had from customers around Flint and the rest of Genesee County.
Our house is over a hundred years old and the street is narrower than most contractors expect. Jakob & Sons figured out a placement that kept the container clear of our neighbor's fence line, and it never once got in the way of five weeks of work.
Meredith T.Carriage Town — Historic Home Renovation
I manage a few rental properties around Flint Township, and turnover week is always chaos. Jakob & Sons had a 15 yard on the curb before my cleaning crew even arrived, and the driver knew the roads without me having to explain a thing.
Marcus D.Flint Charter Township — Rental Property Turnover
Clearing out my father's house in Mount Morris after he passed was one of the harder weeks we've had. Jakob & Sons let us keep the container a couple of extra days without making it a thing, and the driver who came back for it helped us carry an old chest freezer down the front steps. Small kindness, but it mattered that week.

The difference
Why Flint keeps calling Jakob & Sons
We answer the phone
You get one of our own people who actually knows the schedule, not a call center reading from a script. Most quotes take under four minutes.
One flat rate, all in
Delivery, pickup, a stated weight allowance, disposal and tax are quoted together up front. If the number changes, it's because you asked for something extra.
Same-day when you need it
Call before noon on a weekday and there's a good chance we can have a container on your driveway the same afternoon. Next morning at the latest.
Your driveway is protected
Boards go down under the rails on every residential drop, whether it's a narrow street in Carriage Town or a brand-new driveway out in Grand Blanc Township, at no charge.
Disposed of properly
We sort and divert what we can and follow Michigan EGLE waste rules to the letter, so nothing you hand over turns into someone else's problem.
We don't slow down for Michigan winters
Genesee County sees real snow, ice and freeze-thaw swings, and our drivers plan around them instead of quietly disappearing when the forecast turns.

Answers
Frequently Asked Questions
How quickly can you get a dumpster delivered in Flint?
If you call before about noon on a weekday we can usually deliver the same afternoon, and next-morning is standard the rest of the time. Michigan's winter months bring the most schedule pressure in Genesee County — snow, ice and hard freezes can occasionally slow a route, and we'd rather build in an honest extra half-day during a storm stretch than promise something our trucks can't deliver safely. Outside of winter there's no real seasonal lull the way some markets have — spring and summer keep us busy with remodels, new construction and the county's ongoing blight-removal and lot-clearing work. If your project has a fixed start date it's worth booking a few days ahead.
What does your flat rate actually include?
Delivery, a standard seven-day rental, pickup, a stated weight allowance in tons, disposal at a permitted facility, and state and local taxes. There's nothing hidden underneath it. The only things that would change your number are keeping the container past the rental period, going over the weight allowance, needing it relocated on site, or putting banned material in it.
Do I need a permit for a dumpster in Flint?
Not if it sits on your own driveway or private property, which covers the large majority of our residential drops — no permit is required anywhere in Genesee County for a container on private land. If the container has to sit on a public street instead, City of Flint, MI is the office to confirm a temporary placement permit with for an address inside Flint. If your job is in one of the other communities we serve, check with that town's own office if it has one, or with Genesee County, MI for the unincorporated townships, before you book.
Will the truck damage my driveway?
We lay protective boards under the container rails on every residential delivery at no charge, and our drivers know how to spread the load rather than pivot-turn — that matters on some of the narrower streets in older neighborhoods like Carriage Town just as much as on a brand-new driveway still settling on a freshly poured lot out in Grand Blanc Township. Tell us about the surface and we'll pick a placement that works.
Can you deliver to older neighborhoods with narrow streets, like Carriage Town?
Regularly. Carriage Town and other older sections near downtown Flint have narrower streets and tighter setbacks than a lot of newer subdivisions, and our drivers know to slow down and place the container carefully rather than force a spot that doesn't work. Tell us the neighborhood when you call and we'll factor it into the delivery.
What happens to dumpster service during a Michigan winter?
We keep running it, as safely as the weather allows. A hard freeze, heavy snow or an ice storm can occasionally push a delivery back half a day, and we'd rather call and reschedule a morning early than have a driver on an unsafe road. Outside of an active storm, winter doesn't slow Jakob & Sons down — we run year-round across Genesee County.
What can't I put in the dumpster?
Michigan restricts a number of materials from ordinary landfill disposal — paint, solvents and oils, tires, batteries, hazardous chemicals, propane tanks and gas cylinders, and medical waste among them. Call us and we'll tell you exactly where each of those should go instead, or point you to Michigan EGLE (Dept. of Environment, Great Lakes, and Energy) or Genesee County Metropolitan Planning Commission -- Solid Waste for the full rules.
How long do I get to keep it?
Seven days comes standard with every rental, which is comfortable for most home cleanouts and single-trade jobs. If you need longer, just say so when you book — extension is easy and we'd far rather extend you than have you rush. Contractors on longer builds usually run a standing swap-out schedule instead.
Do you serve towns outside Flint?
Yes. We regularly deliver across Burton, City of Grand Blanc, Grand Blanc Township, Flint Township, City of Mount Morris, Mount Morris Township, Swartz Creek, City of Davison, Davison Township, Genesee Township, Flushing, plus the roads and communities in between — including both the City of Grand Blanc and Grand Blanc Charter Township next door, two separate towns that happen to share a name. If you're near the edge of that circle, ring us — we usually make it work.
Can I get a dumpster for concrete, brick or dirt?
Yes, but it needs to be a dedicated clean load in a smaller container — usually a 10 or 15 yard, since heavy material like concrete, brick and fill dirt hits the weight limit long before it fills the box. That comes up constantly here with Genesee County's active blight-removal and lot-clearing work and Flint's ongoing new-construction and infill projects — poured footings, block debris and excavated fill dirt are a routine part of the workload. Keeping it separate from mixed debris also means it can go to a recycler rather than the landfill. Never mix concrete with household junk or wood.
